The City of Rancho Cordova is conducting a focused mixed-use and multi-family housing study within its designated Green Zones. This effort will identify regulatory and financial barriers to infill development and recommend targeted updates to support housing production. The work will inform the City’s General Plan Update and align with federal equity and mobility goals.

In this concept, the Sunrise Station park-and-ride lot is reimagined as a transit-oriented residential development that includes a mix of 5-6 story multi-family housing units and 3-story townhomes at an average density of 50 units per acre.

Concept 2
In this concept, the Sunrise Station park-and-ride lot is reimagined as a transit-oriented mixed-use development that includes 5-6 stories of multi-family housing at about 80 units per acre with commercial storefronts lining Sunrise Boulevard.

In this concept, the Harbor Freight site is reimagined as a 3-story multi-family housing development at about 40 units per acre.

Concept 2
In this concept, the Harbor Freight site is reimagined at the same average density as Option 1, but as a mixed-use development with 5-story buildings containing multi-family housing above commercial storefronts lining Folsom Bouelvard, and 3-story townhomes on the rear portion of the site.

Site 3 - Olson Island

Concept 1
In this concept, the Olson Island site, next to the Cordova Town Center Station, is envisioned as a mixed-use development with 4 stories of multi-family housing above commercial storefronts and 3-story townhomes on the interior of the site. Parking is provided in surface parking lots. Average density is about 40 units per acre.

Concept 2
In this concept, the Olson Island site is envisioned as a higher-density mixed-use development with 5 stories of multi-family housing above commercial storefronts and 3-story townhomes on the interior of the site. Podium parking is located on the interior of the buildings. Average density is about 60 units per acre.

Site 4 - Prospect Park

In this concept, the underutilized office parking lot at the corner of Prospect Park Dr. and White Rock Rd. is envisioned as a multi-family development with 3-story townhomes and accessory dwelling units (ADUs) with an average density of 16 units per acre. Garage parking is provided for each of the units, as well as common open space and paseos.

In this concept, the Prospect Park office park is envisioned as a new mixed-use multi-family housing development with 4-5 stories of multi-family development above accompanying retail storefronts. Parking is provided within a wrapped structure, and the average density is approximately 75 units an acre.

In this concept, the Fire House site is envisioned as a 4-story mixed-use center with multi-family apartments above ground floor commercial fronting Folsom Blvd. The development has an approximate average density of 40 units per acre with tuck-under, surface and on-street parking.

In this concept, the Bradshaw Village site is reimaged with less density than Option 1, but as a 3-story mixed-use development that contains multi-family housing above commercial storefronts that front common a open space with 3-story town homes located in the rear and 3-story multi-family housing fronting Old Placerville Road.
